About rubbish removal →Clearances and rubbish removal in Beeston, from back-to-backs on Beeston Hill to the semis and terraces near Cross Flatts Park.
Beeston is a big place with a lot of terraced housing. On Beeston Hill there are tight rows of red-brick back-to-backs and through-terraces, many of them rented out. Towards Beeston village there's more space: larger terraces, inter-war semis and some council-built estates. We see every kind of job here, from a single wardrobe out of a back-to-back to full family houses with lofts, cellars and long gardens. Cross Flatts Park sits between the two, with terraced streets on every side.
Beeston Hill earns its name. Streets climb steeply, and some have steps up to the door or down to the cellar. Back-to-back stairs are narrow and often turn halfway, so we dismantle wardrobes and bed frames to get them out. Through-terraces may have a yard onto a back street, which is sometimes the easier way out. Tell us which applies when you get in touch, and send a photo of the stairs if you can.
Terraced streets are tightly parked, especially in the evening. Dewsbury Road is busy with buses and shops, so we don't load on it if there's a side street. On match days, roads near Elland Road get very busy and some have restrictions, so we steer clear of those times for jobs close to the ground. Elsewhere, tell us about any restrictions outside and we'll plan the spot.
End-of-tenancy and landlord clearances, single bulky items, back-to-back clear-outs and garden waste from the bigger houses are what we'd expect most in Beeston. Fridges, washing machines and mattresses come up often. The nearest Leeds council tip is Middleton on Holme Well Road, which is fine for residents with a car and a few bags. It won't take landlord waste, and staff can't help unload, so for anything bigger we collect from inside.

About sofa & furniture removal →Yes, and we'd rather. When Leeds United are at home, roads around Elland Road get busy and some parking is restricted. If you're near the ground, tell us and we'll book a non-match day or a time well clear of kick-off. Elsewhere in Beeston it makes less difference.
Yes. Narrow, turning stairs and cellar steps are the norm, and we're used to taking wardrobes and bed frames apart to get them down. A photo of the staircase helps us plan. We carry everything to the van, so nothing needs leaving on the pavement beforehand.
Yes. Every landlord or end-of-tenancy job gets a waste transfer note, because that waste counts as commercial under the duty of care code, and Leeds tips won't accept it. Keep the note with the property file. If you manage several houses in LS11, we can quote each from photos.
Possibly. At the time of writing, Leeds offers private residents one free collection a year of up to five items, then £30 a time. The sofa must be outside by 7am, and nothing is taken from inside. If you can't get it out, or you've used your free collection, we collect from inside the house.
Ask for their waste carrier registration number and check it on the Environment Agency's public register. Be wary of anyone who won't give one, or whose price is far below the council's published minimum disposal costs. If your waste is dumped by an unregistered carrier you paid, Leeds can give you a £200 fixed penalty.
