House clearance
Full or part house clearances across Leeds, one room or every floor. Reusable items set aside, upholstered seating and fridges handled on their proper routes.
Lofts, garages, cellars and sheds. We do the climbing, the crouching and the carrying, and you get the space back.
Lofts fill up slowly and empty all at once. Boxes from the last house move, the cot, the Christmas tree, suitcases, a roll of carpet that was going to come in useful one day. Getting it down means someone on a ladder passing things through a hatch, which is the part nobody volunteers for. One of us goes up, the other takes it at the bottom, and it goes straight out to the van. All you need is a working loft ladder or somewhere safe to stand one.
Garages tend to be heavier work. Old tins, tools that stopped working, bikes, a broken freezer, garden furniture and whatever got moved out of the house to make room. Cellars under Leeds terraces and back-to-backs bring steep steps and low ceilings, sometimes damp, often with only a narrow stair up to the kitchen. Tell us how you get in and roughly how much headroom there is, and the carry can be planned before we arrive.
Before we start, go through anything you might want to keep. Lofts and garages hide paperwork, photo albums and things that belonged to someone else in the family. Paint tins, fuel cans, weedkiller and gas bottles also turn up in garages and sheds; we can't take those, so it's worth pulling them out first. Most Leeds tips accept paint and household chemicals up to 5 litres, and gas bottles should go back to the supplier.

Tell us about the loft hatch and ladder, the cellar steps or the garage door so we can plan.
Set aside paint, fuel, chemicals and gas bottles, which we can't take.
One of us works up top or down below while the other carries to the van.
We take everything agreed and give you a receipt for the load.
Garage and loft clearances are household waste, so your duty of care is the main point: hand it only to a carrier with an upper-tier registration on the Environment Agency register, and get a receipt. Garages tend to hold the things that shouldn't go in any bin, such as paint, oil, chemicals, batteries and gas bottles. Most Leeds tips take paint and chemicals up to 5 litres, but gas bottles should go back to the supplier. Fridges and freezers count as hazardous waste.

No, that's what we're there for. If you want to keep anything, bring it down first or tell us what to look out for. We pass things down through the hatch and straight out to the van, so nothing spends the afternoon piled on your landing. If the loft has no light, let us know so we can plan for it.
Yes. Plenty of Leeds terraces have cellars with steep, narrow steps and low ceilings, and clearing them mostly takes patience. Send a photo of the steps and the space at the bottom. If there's damp, mould or standing water, mention it so we know what to expect. We'll carry everything up ourselves.
Yes. Fridges and freezers are classed as hazardous waste because of their coolants and insulation foam, so we load them as separate items and take them to a facility permitted to treat them. Please empty it first. If it's been switched off for a while and has gone mouldy inside, warn us, but we'll still take it.
We don't take liquid paint, chemicals, solvents, fuel or gas bottles. Leeds tips other than Otley accept paint, and reusable paint can be donated through the Seagulls scheme there. Household and garden chemicals are accepted up to 5 litres at most sites. Gas bottles and fire extinguishers should go back to the supplier or retailer.
Yes. We clear what's inside first, then take the shed itself if you want it gone. Felt roofing is fine. If the roof is corrugated sheeting, tell us, because older sheets can contain asbestos and we won't touch them until they've been checked. The council's collection doesn't take sheds, so it's a common reason to call a carrier.
