The area mixes old and new. Red-brick terraces and back-to-backs climb the hill off Kirkstall Lane and Morris Lane. Post-war council estates sit further up, with newer apartment blocks closer to the river and the Kirkstall Forge development. A good number of the terraces are rented, to students and young professionals, so turnover is high and end-of-tenancy work is common. Long-standing owners in the bigger semis towards Hawksworth Road tend to need loft, garage and garden clear-outs instead.
Terraces here are built into the valley side, which means short, steep streets and front doors up a few steps. Back-to-backs have no rear access, so everything comes through the front. Through-terraces often have a yard and a ginnel behind, which can be easier for garden and yard waste. The newer flats have lifts in some blocks and none in others, and we always ask before arriving. Cellars and attic rooms are standard in the older houses and are often the fullest rooms.
Kirkstall Road (the A65) is one of the busiest routes into Leeds and doesn't suit loading. Side streets off it are tight, and parking can be full in the evenings, so mid-morning is usually best. Around the retail parks traffic builds up at weekends. Some streets nearer the city have permit bays or restrictions; tell us if yours does and we'll plan accordingly. Apartment blocks often have loading bays or visitor spaces we can use with the managing agent's say-so.
Kirkstall tip on Evanston Avenue is on the doorstep. It's useful for small car loads, but vans need a permit, landlord waste isn't accepted and staff won't help unload, so most of our jobs are the ones that don't fit that system. We clear student houses each summer, flats after tenancies end, cellars and attics in the terraces, and garden waste from yards and the larger plots further up the hill.

Yes. Fridges and freezers are classed as hazardous waste because of the coolant and insulation foam, so they can't go in with general rubbish. We take them to a facility permitted to treat them. Clearing a fridge out of an LS5 student house at the end of the year is a common job for us.
